Payment When Purchasing Foreclosed Property!!!
New
Program To Help Stabilize Missouri Neighborhoods
MHDC is offering a new product to help stabilize and
rebuild the neighborhoods of Missouri hard hit by the housing downturn.
The commission received $4.2 million from the Neighborhood Stabilization
Program (NSP), which was part of the Housing and Economic Recovery Act
of 2008. These funds are intended to be used for down payment and
closing cost assistance for qualified buyers purchasing foreclosed
property that will be used as the owner’s principal residence.
 Qualified
buyers may receive up to 20% of the purchase price (up to $14,999) to
use for down payment and closing costs.
Buyer
must use MHDC First Place Loan program for first mortgage.
NSP
funds provided through a second mortgage with an interest rate of 0%,
which is forgiven after five years of occupancy.
First-time
and repeat buyers are eligible.
Purchase
price must be discounted a minimum of 5% from the current appraised
value. The appraisal must be completed within 60 days of the offer made
for the property (we have been advised that an initial offer can be
made, subject to the completion of the appraisal within 60 days of a

Borrower
must receive eight hours of homeownership counseling from a
HUD-certified counselor.
Borrower
income limit is 120% of area median income,

If
the owner rented the property to tenants, no tenants may have lived at
the property within the previous 12 months.
First-time homebuyers utilizing this program are also eligible to
receive the $8,000 federal tax credit for first-time homebuyers if the
home is purchased prior to December 1, 2009.

I cannot say enough
good things about Anne and her team! I stumbled upon her three years ago
through her website while I was looking for a home. I was completely
floored by the level of service, dedication, friendliness and
professionalism she and her team extended me. The purchase of my home
was as delightful as it gets. Colette was an amazing Buyer’s Agent who
always worked around my schedule. She was always prompt, returned phone
calls (which is definitely tough to get people to do these days!) and
genuinely cared about me and the purchase. Sue was also incredible. I
felt like a king the way she took care of me and all of the paperwork
and behind the scenes stuff.
About two and a half
years after the purchase, I was ready to sell and relocate to Florida.
As we all know, the real estate market is a tough one these days, but
thanks to Anne, my home sold in a month for the price I was looking to
get! I must say that I have never been so impressed in my life. It has
definitely been a pleasure doing business with these ladies. I will
definitely be doing business with them in the future when I move back to

After knowing Anne for a number of years, we contacted her to help move an
employee to St. Louis. They simply raved about her services in finding
just the right home for them. I was surprised how great a deal she
found for them, and my employee found that it was a good investment that
provided significant equity when he sold it years later (which Anne also
helped arrange). Later, my wife and I were hoping
to either buy a newer home or remodel our older one. Anne was patient
with us in showing us homes for several weeks before we dropped the idea
and decided to remodel instead. We thought she would be upset with us
but Anne understands. She made us feel it was all about our needs, not
hers. We appreciated that.
So when it came time for us to move to Austin, we
called Anne to sell our home in St. Louis. What I think was the best
was how she took us through a very logical process of pricing the home
and getting it ready for sale. Consequently, it was on the market for
only a few days with more offers than we would have ever expected. What
a pleasant experience! Needless to say, the house sold quickly and we
were able to focus on buying in Austin rather than worrying about the
sale of our home in St. Louis. Thank you Anne!
Finally, Anne understands what a home means to a
family. It is not just a piece of real estate or a commission in the
pocket. She demonstrated that by having an artist paint our home in St.
Louis and presented this framed painting to us on the day we closed.
That was very special and well beyond what we expected from a realtor.

We cannot say enough good things about working with all of you the
Dunajcik group. Colette Brasier, Anne's buyer Specialist was awesome!
She REALLY listened to what to
what we said about what we were looking for in a house and in the end,
she found us the perfect one! Colette gave us almost constant e-mails
with houses to view, along with her comment’s about the pros and cons of
each. I cannot tell you how many times I called Colette with
a "Hey, could we see..." and within a DAY, we were in the house. She
knew what we were looking for and what was important to us and went out
of her way to make sure that we saw either via email or in person any
house that might be a possibility. We found the perfect one!
We could not have asked for a better agent to
work with!
But that
was not where The Dunajcik Group stopped! Sue Neville, Anne's
Closing Specialist & Colette made sure the closing was seamless,
and that all the loose ends were tied up...even to the extent of helping
take care of a home warranty issue a month after we moved in!
We have
been very pleased with everyone at the Dunajcik group, and cannot
encourage you enough to use them if you are looking to buy or to sell a
home!
They went above and
beyond! Our overall experience was excellent. What we liked most about
the Dunajcik Group besides that they were wonderful to work with, we

We found working
with Anne and Sue a pleasure. Both are professionals in every sense
of the word.
Anne is proactive
and does her homework. We interviewed several real estate agents.
Before meeting with us, she prepared an impressive array of
statistics regarding her ability to sell our home versus other
realtors in our area. From her preparation, it was clear she had
sold us on her...and that she would similarly sell potential buyers
on our home.
Anne was
realistic, warning us that it might take some time to sell our home
in a slow market, and that townhomes appeal to a specific
demographic. She was tireless in advertising our home in print and
on the web, and in reaching out to the most appropriate audience
that would be most receptive to our home.
When the going
got tough...and slow...she was responsive to our queries and

researched our suggestions and came back either saying why it would
work, or a creative alternative to make it work. She really knows
the market and the mindset of the buyers.
Anne displayed
creativity and ingenuity in marketing our home and in promoting our
home versus other similarly priced homes. She was always willing to
consider something new and innovative----and it paid off!
Sue was the
unspoken hero of the legal matters and paperwork, making sure
everything was done on time and correctly. She never let a
contractor or inspector drop the ball.

team to anyone looking to sell their home. It was as pleasant and
stress free as a move could be.
Prior
to putting out townhome on the market, Anne gave us a realistic
assessment of our home’s worth and what our options were. Anne
exhibited creativity and innovation as she sold our townhome in a
slow market. What we liked most about The Dunajcik Group was that
they were attentive and responsive. Although at first unenamoured
of an agent incentive, Anne researched the idea and helped us to
offer one to the Buyer’s Agents in the market and which resulted in
a SALE within 2 weeks of implementing the idea! Our overall
